Applicant Screening
We would like to obtain good tenants just as much as you do, as it also makes our job that much easier. It is our goal to obtain the most qualified tenants. Here at R&W Management Inc., we have defined a preferred tenant profile based on credit, employment and rental or ownership history. A review of applicants' current credit report will assure the owner of rental payments received in a timely manner. Verifying employment will assure owner that the tenant has the ability to pay the rent. Speaking with the current and past landlords will assure owner that tenants will maintain the property in a respectable manner. We also make copies of all identification at time of application. Getting started on the right foot is important to us.
Security Deposits
As a protection for you we require the full security deposits before a property can be rented and fully taken off the market. Security Deposits are based on the monthly rent. At time of move out we will compare condition at move out to a move in inspection and determine all costs if necessary to rectify any damages to property. A complete Security Deposit disposition report will be completed and returned to tenant after move out in compliance with current laws.
Collecting Rents
Rents are due on the 1st day of each and every month. We allow a five day grace period each month. If rent is not paid on time we will move forward quickly with collection efforts and notices as required by law. If necessary we will continue with the eviction process in accordance with California state law.
Tenant Retention
Good tenants are the key element to any successful rental property investment. Keeping tenants happy to insure the longevity of the tenants' occupancy is a priority for R&W Management inc. Friendly staff, availability and quick response to questions and maintenance request is something you can depend on.
Maintenance
R&W Management Inc. has an experienced in house maintenance team as well as an excellent array of reasonably priced honest vendors for every area of repair your property may need. Prompt attention to maintenance items keeps tenants completely satisfied and prevents minor problems from turning into high dollar repairs later. Per the lease agreement the tenant is responsible for any maintenance that is caused by them or their guests this keeps unnecessary costs from being incurred on the property.
